You’ve been cleaning and getting rid of old boxes of junk and you have a fair idea that a move will happen in the next 1-2 years.  

When is the best time to get the help of a real estate agent?  If you are thinking about 3 months prior to listing, consider the ideas below as encouragement to reach out sooner.  

There are so many advantages to working with the HBC Group on the sale of your home and working with them earlier in the process.

Let’s say you're planning to list in spring of 2023.

This means that 2022 will be filled with a to-do list you have created to get rid of all clutter, change a few fixtures, paint the main level, and put new tile in 2 of the bathrooms.

Curb Appeal. Also on this checklist is lawn care and curb appeal details that will help present the home in its best possible light.  The “Honey, stop the car factor!” 

If you have a 12-month timeframe, this is a wonderful timeline to start work with the HBC Group in order to plan accordingly and at a peaceful pace.  Also, this gives ample time for prioritizing the to-do list.

The Listing Appointment.  How about booking a listing appointment early on to get solid market advice as an advantage in your corner.  Knowing what the market is doing now and how that affects you is extremely helpful for planning purposes.  As you move through your process and get closer to the listing date, an updated market report will be prepared to ascertain where you are at present and what you can expect in real time.

Peace of Mind.  Securing the guidance and resources of a trusted local agency and team early in your process will arm you with the strength of knowing there is a team of resources just a phone call away that are going to help the process move smoothly.  Akin to having a primary care doctor at hand should you need to check in and get additional and useful information for your cause.

A Wealth of Resources.  Oftentimes the planning of the sale of one’s home is a daunting task and a long to-do list.  There may be items on the to-do list that the answers are unclear.  Having the HBC Group at hand and early on in this timeline will share the load of responsibility and help you focus on important tasks, while handing off other items that the Team can answer for you.

Junk Removal.  When preparing to sell, a looming question can be where to begin in the process of removing junk or downsizing items that simply aren’t needed anymore.  HBC Group works with companies who can help in organizing and removal.

Extended Referral Network.  HBC Group produced over $100 million in home sales in 2021.  When we care for our clients, our intent is to help them through the process until they have closed, and ensure any follow up that is necessary.  Sometimes our clients are moving out of state and are seeking to buy when they arrive there or in the near future.  We have access to a wonderful extended referral network program that allows us to find the top teams and top agents whether your destination is Nashville or North Tampa.  Please ask us about this wonderful in-house resource.  We are able to vet the referral and determine that they offer parallel or exemplary service, what you would expect in a real estate agency.  

Securing the Best Listing Date.  Check with HBC Group on preparing for the market season you are listing in, and what dates need to be on your calendar.  For instance, when does the spring market begin?  In real estate, the spring market is thought to pick up after the Super Bowl in early February.  Another potential time of year to list is when the school year ends.  The listing date that you need and how to set up dates prior is a necessary conversation to have with your realtor!
