In real estate, the springtime is anticipated as a great time to list a home or look for a home. In some cases, this holds true and in others it does not.
In Chesterbrook Woods, this past winter showed some amazing activity in the neighborhood with listings. You may not have known there were listings in the neighborhood and here is why. One home was listed at 5900 Calla Dr and went under contract and sold within 5 days! Another home at 5924 Oakdale Rd, a gorgeous move-in ready California-style home, listed in February and with over 50 showings received 10 offers!
In an effort to get ahead of the flurry of the early Spring real estate season, for our next neighborhood listing we scheduled a Thursday evening Open House, 24 hours after the home listed. Once again, the buyers were there first! Before the open house we received 4 offers on the home and went under contract! While this can be a wonderful scenario for the seller, it can be quite challenging for the many phone calls of interest, where there simply isn’t enough real estate available.
Back to anticipation of the spring market. It is quite real and you will find a flurry of activity in springtime with inventory moving. However, the need for good homes year round is also very real. There are buyers looking every month of the year. Home buying inventory has proven to be much lower recently, leading to more buyers who all want to see one listed home. Such in the cases above, this can lead to multiple offers over asking price.
